At the current service centre, multinational companies Caltex, McDonalds and KFC have been servicing traffic from Yass and the Hume Highway for over 20 years.
Yass Industrial Park Pty Ltd has prepared plans to develop on the area opposite the existing site, which would see the introduction of another petrol station and hospitality outlets, among other ancillary features.
Proponents and Yass locals, Brendan Abbey and Rohan Arnold of Yass Industrial Park Pty Ltd, currently own the strip of land on both sides of Yass Valley Way, which is zoned for development.
Both men say they are confident that the development of a new service centre will take the pressure off the existing one.
The DA outlines that the existing service centre accommodates a weekday peak hour traffic figure of 553 vehicles per hour, while the weekend peak generation is 682 vehicles.
The new development is expected to bring 55 new motorists per hour on weekdays, and 68 per hour on a weekend.
Plans include underground fuel tanks, eleven lanes of fuel dispensers, a central amenities building with a 194 square metre convenience store, three food tenancies and a communal eating area.
Mr Abbey says the petrol station lease is still being negotiated by the lessee of the site, however discussions with two multinational fuel companies are currently taking place.
Foreshadowing this as the start of a much bigger development, they hope to see the construction of a motel with an internal restaurant.
“The motel is the next concrete step,” Mr Arnold said. “We plan to sell the land and outsource it to a multinational group, which will take care of any future development.”
The proponents say the industrial land on the east and west of Black Range Road, off Yass Valley Way, would potentially house a number of other industrial retail outlets.
“A truck tire changing service and storage centre are being looked at,” Mr Abbey said. “We also have two parties interested in opening truck depots, as well as a rural merchandise outlets, a fertiliser depot, and a freight company.”
The proponents are confident of the projects four year completion date, given the land has been zoned industrial since the early 1990s.
The DA, including plans and other supporting documentation, will be on public exhibition until Monday, January 30.
